Many structures and buildings that are to be renovated, converted and/or deconstructed are not documented. Often, neither construction and as-built plans nor information on the materials used are available. In order to be able to carry out reliable object planning, to reliably record material and substance flows and to obtain information on possible hazardous substances, it is essential to set up a building cadastre. Based on a building cadastre, a sustainable documentation of changes and maintenance up to routine monitoring can be carried out for existing properties.

The value of a developed or undeveloped property depends not only on its location and potential use, but also on its condition. The determination of risk is indispensable for the assessment of an appropriate price or the value creation to be achieved. Risks arise from possible pollutants (contamination etc.), the existing flora/fauna, the location in the floodplain and/or the building ground situation (load-bearing capacity, waterlogging etc.). Furthermore, the technical condition of the building, possible maintenance and repair backlogs as well as existing pollutants in the building fabric must be assessed. Other influencing factors are the surrounding use, the infrastructural connection and possible restrictions from municipal requirements.

Risk assessments are not only important for the purchase/sale but also for financing (banks) and insurability (insurance companies). We offer you risk assessments from the "QuickCheck" to the detailed elaboration for purchase contracts and the further processing in real estate transactions.

The planning of dismantling measures begins with the inventory. In addition to the pollutant cadastre, which is indispensable for the planning of occupational safety measures and disposal services, a quantity determination is also carried out with regard to the other residual materials arising during deconstruction.

On this basis, a dismantling concept is drawn up, which includes the entire procedure and sequence of the individual work steps during dismantling and disposal of residual materials.

Depending on the location and equipment of the building, further planning steps for the approval and implementation planning as well as tender documents for the commercial deconstruction work will be prepared.

Prior to remediation of existing building pollutants, the existing building pollutants are first recorded and the hazards they pose during use or planned construction work in the building are assessed. On this basis, pollutant occurrences relevant to remediation are delimited.

The planning of the remediation measures is based on the applicable regulations for the remediation of building pollutants and in close coordination with the responsible approval authorities as well as the owner and the users of the building. The aim is to ensure the safe use of the remediated building.

In addition to the planning, we provide all services for the coordination, technical monitoring and success control of building pollutant remediation.
